I had promised to share my entire workflow, but I ran into a few delays on some critical pieces of the puzzle. So, I&#8217;m using this newsletter to share my progress so far.</p><h3><strong>Building the Foundation</strong></h3><p>To start, I&#8217;ve launched a <strong>Facebook page</strong> to serve as the information hub for anyone who comes across our ads. Since running ads on Facebook requires a page (unless you're an agency), I knew it had to be <strong>well-structured and credible</strong>. I've already rolled out <strong>Facebook like campaigns</strong> to introduce it to the community and warm it up before launching heavier ad campaigns. While engagement has been lukewarm, I&#8217;m not focused on vanity metrics right now. The real goal is <strong>consistency</strong>, I need to establish a cadence for scheduling <strong>informative content</strong> about our services, industry insights, and helpful real estate tips. This will allow me to create and test <strong>multiple ad iterations</strong> fast, efficiently and ultimately help with me refined messaging and delivery techniques that resonates best with potential clients. <strong>Landing pages</strong> are also live, though they need some tweaks based on feedback from a friend who runs a <strong>social media agency</strong> for e-commerce brands. My goal is to have the <strong>ads running before my next newsletter</strong> so I can finally share the complete framework.</p><h3><strong>Expanding Outreach with Cold SMS</strong></h3><p>Beyond social media, I&#8217;ve implemented a <strong>cold SMS outreach campaign</strong> across multiple states to generate <strong>warm leads</strong>. The goal is similar to social media ads, getting conversations started. So far, I&#8217;ve had less than an hour of meaningful conversations with potential clients, but I can already see improvement in my <strong>confidence and cadence</strong> during calls. Mastering this skill will take time, but I&#8217;m committed to the process.</p><h3><strong>The Power of Community</strong></h3><p>There&#8217;s a saying: <em>If you want to succeed, surround yourself with like-minded people who are either where you want to be or on the same journey.</em> With that in mind, I&#8217;ve reconnected with <strong>one of the best real estate communities in the country</strong>, <em>The Charged Up University</em>, run by <strong>Chris Jefferson</strong>. I&#8217;ll share how this community&#8217;s infrastructure fits into my blueprint once all the moving parts are in place.</p><h3><strong>The Bigger Vision</strong></h3><p>At the core of this journey is <strong>learning and skill-building</strong>. My ultimate goal is to create a <strong>replicable lead-generation machine</strong>, one that can work in any <strong>industry, </strong>for any<strong> product, or service</strong> anywhere in the world. Right now, I&#8217;m documenting this journey in real-time&#8212;whether anyone is watching or not. Whether you&#8217;re trying to become a world-class pianist, an elite athlete, or a successful entrepreneur, the formula remains the same. Time, effort, and consistency is all it takes.</p><p>But in the world of business, what is the skill that truly sets the successful apart from the rest? It&#8217;s not just strategic thinking, technical expertise, or even financial acumen. It&#8217;s the ability to engage people, to communicate, persuade, and build relationships. And that&#8217;s exactly why I&#8217;ve set out to master the art of conversation, particularly in the form of talking to strangers via cold calling.</p><h3>Breaking Down 10,000 Hours</h3><p>When I first decided to take this challenge seriously, I wanted to put a tangible framework around it. So, I did the math,</p><p><em>10,000 hours = 416 days, 16 hours, 4 minutes, and 12 seconds.</em></p><p>That&#8217;s if I were practicing 24 hours a day (which, of course, isn&#8217;t possible).</p><p>If I dedicate 3 hours a day to engaging in cold calls, networking events, and spontaneous conversations with potential customers, it will take me <strong>3,333 days</strong>, just over 9 years to reach my goal. If I ramp that up to 6 hours a day, I can cut that time in half to about 4.5 years.</p><p>To keep myself accountable, I went one step further. I bought a countdown clock, now prominently displayed in my workspace, ticking down my commitment to this pursuit. It&#8217;s a visual reminder that every conversation counts. regulatory challenges.</p><p>That said, my immediate focus is on a foundational but often overlooked segment&#8212;<strong>finding off-market properties</strong> (a.k.a. real estate wholesaling).</p><p>According to my mentor, this is the most crucial aspect of the entire process because everything hinges on securing the right deal for the right price. The person who finds the deal holds the leverage.</p><p><strong>Immediate Goal: </strong>Leveraging Technology to Find Off-Market Properties</p><p>My objective is to use cutting-edge technology to locate off-market properties at the deepest discounts possible. This will give me multiple exit strategy options, whether assigning contracts to other investors, flipping, listing on the open market or holding for long-term rental income.</p><p><strong>To simplify:</strong> A wholesaler (in this case, me) contacts potential sellers who may consider selling their property, often before it hits the open market. This outreach can be done through various methods:</p><ul><li><p><strong>Traditional:</strong> SMS, phone calls, direct mail, and even door-knocking (the boldest approach).</p></li><li><p><strong>Digital:</strong> Google PPC ads, Facebook, Instagram, and TikTok ads.</p></li></ul><p>Once a seller agrees to sell at a discounted price&#8212;typically in exchange for a fast closing and zero commissions/fees &#8212; I can:</p><ol><li><p>Assign the contract to another investor for a fee, aka Wholesaling.</p></li><li><p>Fix and resell the property at retail price, aka Fix &amp; Flip.</p></li><li><p>Make payments over a period of time, aka Seller Financing.</p></li><li><p>List on the open market with the sellers permission, aka Novation.</p></li><li><p>Rent it out for long-term cash flow, aka Buy and Hold.</p></li></ol><p>I have used some of the aforementioned seller outreach strategies successfully in the past, but it is time to integrate automation to streamline the process. My goal is to remove myself as a potential bottleneck and ensure lead generation runs 24/7  regardless of my personal motivation levels at any point in time.</p><p><strong>So here is the I wish I could say I&#8217;m writing this from the penthouse suite of a luxury hotel, sipping on an overpriced cocktail while watching my passive income roll in. But no. I&#8217;m penning this from my own personal financial rock bottom.</p><p>Yep, 2025 did not exactly kick off the way I had envisioned.</p><p>You can call me FB. By trade, I&#8217;m an IT consultant. By ambition, I&#8217;ve tried my hand at real estate investing, financial trading, and about a dozen other ventures that have, let&#8217;s just say, <em>not quite panned out</em>. Years ago, I co-founded a startup that made a meager forced exit. It was a humbling experience&#8212;one that taught me a lot but left me ill-prepared for the American 9-to-5 grind that eventually dulled my entrepreneurial instincts.</p><p>The longer I&#8217;ve spent at a corporate desk, the more I&#8217;ve watched my drive to build something of my own slip away. Over the past five years, I&#8217;ve tried to break free. Stocks? Crypto? Let&#8217;s just say my losses have had their own losses. The worst part? I&#8217;ve realized that much of my failure has stemmed from one fundamental issue&#8212;I&#8217;ve spent too much time pretending to be someone I&#8217;m not.</p><p>I used to think I wanted immense wealth, the shiny toys, the Instagram-worthy wins. But what I actually crave is <em>freedom</em>. The freedom to make my own choices, to chart my own path, to be the captain of my own ship. And in chasing the approval of others, in making decisions based on comparison rather than conviction, I&#8217;ve landed myself in a financial pit that I now need to climb out of&#8212;six figures deep.</p><p>The truth? I&#8217;ve been a serial dabbler. Jumping from idea to idea, half-assing my way through ventures without sticking around long enough to see what could actually work. Except for two things&#8212;my startup (which, granted, didn&#8217;t end well) and my current IT job. But it&#8217;s time for that to change.</p><p><strong>So here&#8217;s the plan:</strong></p><p>I&#8217;m going to rapidly test and iterate my way out of this mess. I&#8217;ve been diving deep into AI and the insane opportunities it presents, and my mind is blown. Over the next few weeks, I&#8217;m committing to learning everything I can. Then, I&#8217;ll take that knowledge and apply it in an industry I&#8217;m interested in,, mostly likely Real estate at first since that is my first love.</p><p>The next edition of this newsletter will break down my approach, go-to-market strategy, and how I plan to execute.
